400 George Street lease raises the Bar for barristers’ chambers

 

A group of barristers has leased the top two floors at 400 George Street, firmly establishing the recently opened office tower as the location of choice among Brisbane’s legal fraternity.

 

400 George Street is a joint-venture development of Grosvenor Australia and Leighton Properties completed in late 2009 and comprises 43,529 square metres of office and retail space.

 

Located directly opposite the Magistrates Court and diagonal to the new Supreme Courts under development, the building is at the heart of Brisbane’s legal precinct.

 

The barristers have signed a lease over 400 George Street’s uppermost floors – levels 33 and 34 – which combined, comprise 514 square metres of internal floorspace and provide panoramic sweeping views across the city and South Bank from Mount Coot-tha through to the airport.

 

Grosvenor Australia Development Director Graham Livingstone said the barristers had secured an exceptional location for their new Brisbane chambers.

 

“The top two floors are truly unique in that they offer the highest quality office premises in a very exclusive and boutique setting,” Mr Livingstone said.

 

“Level 33 includes 131 square metres of exclusive-use terrace and is linked to level 34 - giving the space a unique, boutique feel.”

 

The barristers’ commitment leaves only two full floors remaining for lease at 400 George Street, plus a 400 square metre tenancy on level 24, which is ideally suited to another legal firm seeking to take advantage of the building’s location.

 

Office tenants include the Department of Environment and Resource Management, a Federal Government department, Queensland-based law firm Cooper Grace Ward, Lihir Services Australia and onsite childcare operator Preschool Services Australia.

 

Cooper Grace Ward was one of the first tenants to commit to 400 George Street, recently moving into its new accommodation on levels 20 to 22.

 

Leighton Properties Executive Director and State Manager, Queensland, Andrew Borger said 400 George Street had been able to attract leading legal tenants because of its prime location.

 

“400 George Street is located in             the established North Quarter, at the axis of Brisbane’s legal and corporate communities,” Mr Borger said.

 

“The courts, clients and public transport connections are all easily accessible and the building provides onsite food and retail offerings via its unique food hall known as 400 Food.”

 

Retailers committed to 400 Food include LR Sushi, Salads & More, MYO, Box & Bowl, Bell’s Kitchen and Twisted Grill. Restaurant concept The Groove Train and a Chocolate Soldier cafe have also committed to the building.

 

400 George Street will feature onsite childcare, 290 bike racks to encourage people to ride to work and secure parking for 223 cars.

 

The 10-year lease to the barristers was negotiated by Mark Curtain of Jones Lang LaSalle.
