Joint developers Grosvenor Australia and Leighton Properties have achieved a construction milestone with the official topping-out of their landmark tower at 400 George Street in Brisbane’s CBD.
The A-grade, 34-storey office complex is being constructed by Thiess and has involved over 300 workers on site at peak building periods.
Members of the Thiess team joined with Grosvenor Australia and Leighton Properties for a roof-top ceremony to celebrate the topping-out and delivery of the project to date on schedule and budget.
400 George Street will ultimately comprise 43,529 square metres of office and retail space and is part of a new generation of office accommodation entering Brisbane’s CBD this year.
Completion of 400 George Street will occur in three stages from early September to the end of November, with an official opening planned for December 2009.
Formal pre-commitments and advanced negotiations account for 80% of the office and retail space in 400 George Street, which has achieved a 5 Star Green Star – Office Design v2 rating awarded by the Green Building Council of Australia.
Leighton Properties Executive Director and State Manager, Queensland Andrew Borger said 400 George Street incorporated measures to minimise energy and water use and encourage tenants to contribute to the sustainability of the building through environmentally-sensitive fit-out.
“In tandem with architects Cox Rayner, we have designed a building that not only embodies Australian Excellence in sustainability but also represents the ‘future @ work’ – a place where work-life balance is maximised to the benefit of tenants and their staff,” Mr Borger said.
Law firm Cooper Grace Ward is pre-committed to occupy 4,266 square metres at 400 George Street and is close to completing its fully-integrated Cox Rayner-designed interior, which incorporates a range of recycled and reused materials.
Other tenants pre-committed to 400 George Street include a Federal Government department committed to 12,438 square metres.
Grosvenor Australia Development Director Graham Livingstone said the success of 400 George Street in securing quality tenants was due to the project’s innovative sustainability offer and prime location in Brisbane’s new North Quarter precinct.
“The North Quarter is emerging as highly attractive for blue-chip corporate tenants as well as leading public sector agencies because of its access to public transport, neighbouring parklands and cultural facilities,” Mr Livingstone said. “Tenants are focused on providing their people with vibrant and quality workplaces to encourage sustainable practices, safety and productivity.”
As construction nears completion, 400 George Street’s three-storey podium is rapidly taking shape and will feature a foodcourt designed by leading Sydney firm Landini Associates, coffee shop, a planned restaurant/bar and ground-floor retail.
