$150 million Mosaic development receives final approval

The decision was made by the Planning and Environment Court, following the submission of agreed development conditions from Leighton Properties and Brisbane City Council.
Located on the corner of East, Church and Ann Streets in Fortitude Valley, the 18 storey Mosaic development will comprise 212 apartments and over 3,000 sqm of mixed use retail and commercial space, a planned boutique hotel and urban square that provides the final link between the Fortitude Valley James Street Precinct and Emporium.
Andrew Borger, Executive Director and State Manager for Queensland, said the approved design would deliver a significant, socially-sustainable and integrated urban precinct.
“Mosaic is a significant precinct development and will deliver the final link between James Street Precinct and Emporium. The decision is a great outcome and we are very pleased to have submitted our final application with Council’s support,” Mr Borger said.
“This process has raised the bar and resulted in a superior outcome for the city, the local community, our buyers, and the urban fabric of Fortitude Valley in the long-term.”
Mosaic will be the first residential and fifth tower development delivered by Leighton Properties in Fortitude Valley over the past five years. The development follows the success of the Green Square North and South commercial towers on St Paul’s Terrace, and the mixed-use HQ development on Wickham Street. Mosaic will take Leighton Properties’ total investment in the Valley area to over $750 million in this time.
Mosaic offers a broad range of spacious open plan apartments, including 16 different one-bedroom, one-bedroom plus study and two-bedroom configurations starting from $365,000. These are supported by the planned 40 room boutique hotel and a variety of strata title commercial and retail units.
Construction is anticipated to start in mid 2011, with settlement scheduled in 2013.
