Leighton Properties and Ipswich City Properties lodge Development Application for second commercial tower in Ipswich CBD

The proposed ICON Ipswich Tower II will be an integral part of the greater ICON Ipswich master plan – delivering an eight-storey, A-Grade commercial tower with 10,400sqm in office space and 2,000sqm in ground-floor retail, including an internal retail mall.
It will also include three levels of basement car parking comprising 177 new car park spaces.
Andrew Borger, National Head of Commercial at Leighton Properties, said the DA lodgement for ICON Ipswich Tower II was an important next step in the multi-stage delivery of ICON Ipswich.
“We are excited to be progressing plans for ICON Ipswich Tower II, particularly following the successful launch of ICON Ipswich Tower I last year, which was fully-leased to the State Government and pre-sold to Cromwell Property Group for $93 million before the first sod was turned,” Mr Borger said.
“We are expecting a similar strong response to ICON Ipswich Tower II, which will feature dual access to Bell Street and the Ipswich City Mall – providing a strong link between the rail and bus nodes through to the retail arcade, and have the capacity to accommodate up to an estimated 1,000 office staff.
“ICON Ipswich Tower II will also be fully integrated with the surrounding retail amenity, delivering a mix of speciality retail and food stores to cater to the growing population of CBD workers.”
Mr Borger said limited office and retail leasing opportunities are available across both ICON Ipswich Tower I and Tower II developments.
Chairman of Ipswich City Properties, Paul Tully, said ICON Ipswich Tower II was a significant piece of infrastructure in the ICON Ipswich master plan and would deliver additional jobs, investment confidence and economic growth to the region.
“Upon completion, ICON Ipswich Tower II will create the critical mass of CBD workers required to support a dynamic mix of restaurant, retail and entertainment in the city heart,” Cr Tully said.
“It also represents a significant vote of confidence in the forecast growth of Ipswich and the Western Heartland, providing new opportunities for long-term investment and job creation.
Ipswich Mayor Paul Pisale said ICON Ipswich Tower II would be a welcome addition to the Ipswich city skyline, where work is already well underway on the first commercial tower being delivered as part of ICON Ipswich.
“The DA lodgement for the city’s second commercial tower is an important milestone for the historic ICON Ipswich master plan, which is the largest CBD renewal project in Australia in more than a decade,” Cr Pisale said.
“Ipswich is the commercial hub of the Western Heartland and ICON Ipswich is ensuring that the strong growth we’re experiencing now, and in the years to come, is supported by world-class infrastructure and amenity.”
Targeting a 5 Star Green Star rating from the Green Building Council of Australia, Mr Borger said both CBD towers represent an elite standard of building design and sustainability never seen before in Ipswich.
“ICON Ipswich Tower II has been cleverly designed to maximise its green credentials, incorporating leading architecture and green-design principles to create energy efficiency and amenity” Mr Borger said.
“These design features include subtle façade moderations, double glazing and sun shading devices to reduce energy consumption for cooling the tower, and the inclusion of bicycle racks, showers and lockers for those workers who choose to ride or walk to work.”
Pending DA approval, ICON Ipswich Tower II is scheduled to commence work in early 2013, with completion scheduled in mid 2014.
