The newest addition to the Brisbane CBD skyline, Leighton Properties’ King George Central at 145 Ann Street, is now almost fully leased following another major tenant signing.
Queensland Competition Authority leased 2,300 sqm over two levels in the 27-storey tower. Leighton Properties’ Managing Director Mark Gray said the building was almost 90% leased, well ahead of occupancy expectations at this stage of the building’s development.
“The building is now in its final stages of completion, with internal fit out underway and tenants such as GHD having already moved in. King George Central has consistently performed despite economic uncertainty,” Mr Gray said.
“Nonetheless, we’ve continued to secure quality tenants. It’s proof that a high-quality, sustainable building in a prime location will outshine the broader market, and so we find ourselves with just a few levels remaining and several parties interested.” Mr Gray said King George Central’s location at the heart of the CBD, coupled with its A-grade services and sustainability credentials have made it an enviable place to lease.
“King George Central is perfectly located within an easy walk of Brisbane’s commercial, retail, government and legal precincts. For a number of our tenants it has been important to be in the neighbourhood of state and local government authorities,” Mr Gray said.
Charles Moore, Fund Manager of Commonwealth Office Property Fund (CPA), which acquired the property in 2009, welcomed the Queensland Competition Authority signing to King George Central.
“We are delighted in the strong addition of Queensland Competition Authority to the existing long list of quality tenants in King George Central which includes GHD, Credit Union Australia, Mills Oakley Lawyers and Grant Thornton,” Mr Moore said.
King George Central will be fully completed as of mid-November 2012. The building is the fifth 6 Star – Green Star certification from the Green Building Council of Australia for Leighton Properties, after Green Square North Tower and HQ in Fortitude Valley. King George Central is also targeting a 5 Star NABERS Energy rating.
