Leighton Properties has announced its intention to start construction in early 2013 of the first commercial buildingknown as KS2 at Kings Square, on the former Perth Entertainment Centre site.
Terms are close to being finalised with anchor tenant, Shell Australia.
Leighton Properties said "KS2 at Kings Square will be an iconic contribution to Perth's central business district and a catalyst for broadening inner city development including the Perth City Link, which will revalitalise the Perth CBD primarily around transport links and community amenity including retail and entertainment.
A spokesperson for Shell said the company was in negotiations to secure office space to meet the growing needs of the company and provide first class facilities for staff.
Shell has a strong pipeline of investment projects, valued at $30 billion over the next five years, and includes the world's first floating LNG project, Prelude to be based off the WA coast. It is expected to double its staff presence in Perth over the next two years.
Leighton Properties has lodged a DA with the MRA for two further buildings in the Kings Square precinct. Known as KS1 and The Hub, the two buildings are to be designed by Cox Architecture.
KS1 will be positioned on the corner of King and Wellington Streets and features approximately 21,500 sqm of office space as well as some retail. The Hub will be a smaller building featuring bespoke retail opportunities, a childcare and gymnasium.
Andrew Borger, Leighton Properties National Head of Commercial, said the iconic buildings would overlook one of the key public open spaces in the precinct.
