4 Landcom Eclipses sustainability

Landcom, the New South Wales State Owned Development Corporation, has committed to two floors in the Eclipse Tower, 60 Station Street, Parramatta, a Leighton Properties and Grosvenor joint venture development.

Landcom plays an important role in delivering NSW Government objectives for Sydney’s urban growth and development. “We wanted a work place for our staff which embodied the same sustainable principles which we employ in our own projects” said Sean O’Toole, Managing Director of Landcom.

On track to be completed by August 2012, the 20 storey building targeting a 5 Star Green Star Office Design v2 rating by the GBCA is now 80% leased.

ATTRACTIVE ALTERNATIVE TO THE CBD
Works commenced in December 2010 after securing two high profile multi-national anchor tenants. Deloitte, the global professional services firm is taking the top four floors of the tower and QBE Insurance is taking the first nine floors of the 25,600sqm development.

Eclipse Tower is the only commercial project under construction in Parramatta. The A Grade office market in Parramatta remains extremely tight with vacancies expected to fall below 2%. In this development, 15 of 19 floors are leased or under option.

“Prospective tenants within the Parramatta market are set to compete with occupiers from the Sydney CBD as the trend towards decentralisation intensifies on the back of an improving CBD market and rising city rents,” commented Andrew Cooper, National Head of Operations, Leighton Properties.
