Leighton Properties’ Kings Square achieves the project’s first sustainability rating for KS1

Leighton Properties is pleased to announce that KS1, its development at Perth’s Kings Square, has been awarded a 5 Star Green Star – Office Design v3 certified rating making it the first building to be Green Star-rated within the precinct.

Leighton Properties is targeting 5 Star Green Star – Office v3 and NABERS 5 Star Energy Ratings for all four towers it has under construction at Kings Square. 

Leighton Properties Project Director Bradley Norris said: “With the delivery of four towers simultaneously we are delivering what will be Perth’s largest Green Star-rated commercial precinct.

“The KS1 certification is the first milestone in creating what will become a world class, environmentally-sustainable precinct in the heart of Perth’s CBD.”

KS1 is on track to achieve one of the first Green Star – As Built v3 ratings in West Australia. It is also the first office building in Australia to achieve the Material Lifecycles Impact credit and the first building in Western Australia to be awarded GBCA Green Star 2014 Innovation Challenge points, for which the project team initiated one of the first comprehensive life cycle assessments in the Australian commercial buildings sector.

The Green Building Council Australia praised Leighton Properties for its commitment to sustainability.

GBCA Chief Executive Romilly Madew said: “Leighton Properties’ Green Star ‘Design’ rating demonstrates a commitment to innovation and a holistic approach to green building design. The ‘As Built’ rating will confirm that these design intentions are realised in construction. We congratulate Leighton Properties for its determination to drive the green building agenda in Western Australia.”

Due for completion in mid-2015, KS1, KS2, KS3 and KS4 will deliver more than 60,098sqm A-grade commercial space and 2,800sqm of retail space over four towers. KS1 is the largest of the towers with more than 23,000sqm of retail and commercial office space.

Each of the towers features advanced energy efficient systems, locally sourced materials and efficient destination controlled lifts.

Mr Norris said the Kings Square precinct was paving the way for future sustainable developments in Western Australia.

Mr Norris said: “The delivery of Kings Square as an integrated precinct will bolster Perth’s green credentials and provide a new model for sustainability."

“Kings Square has been designed to meet the changing needs of the office environment. Each commercial tower has been built to facilitate worker health, performance and collaboration within the organisation. This includes maximising natural light and external views, with areas for use as alternative meeting spaces that take advantage of rooftop terraces, garden views and green spaces.”

KS1, KS2 and KS3 were acquired by DEXUS Property Group and DEXUS Wholesale Property Fund on a fund-through basis in May 2013.
