COMPLETE. 101 George Street is situated within a sector of Parramatta experiencing revitalisation and commercial growth.
This A Grade development of approximately 30,000 sqm gross built area comprises 11 levels and involved the construction of a new tower rising from a low rise integrated podium base. The configuration of the building includes a basement, entry foyer, retail and commercial space, car parking, loading dock and services.
The building takes full advantage of the corner aspect of the site with
the building’s entrance located predominantly on the intersection of
George Street and Charles Street. The architectural character of the
building recognises its corner position within the historic centre of
Parramatta and responds sympathetically with more recent curtain wall
buildings.
Car parking ventilation outlets are skilfully located within the same facade treatment and rhythm of window openings. Articulation, using louvres within glazing frames, contributes to a high level of discretion of the car parking levels. Retail tenancies activate the facades at street level shielding the car park and loading dock. The foyer is accessed at the prominent street corner. Five lifts serve the car park levels and tower floors. Scissor fire stairs are located at the central core and a traditional stair is located on the western perimeter.
The development was purchased by Colonial First State Properties (Commonwealth Property Office Fund).
